Deep Ellum Living's rental management is marked by systemic failures that tenants report repeatedly: locked-out residents and broken security doors, evictions despite paid rent, and staff that ignore maintenance complaints until safety emergencies force action. A 1.3-star rating across 121 reviews reflects widespread frustration with unresponsive management, while former tenants describe discriminatory treatment, deposit disputes, and a maintenance team unable to influence policy despite tenant support.
Based on limited recent reviews, so treat this as low-confidence.

The Epic draws regular praise for its design, art, and mixed-use appeal, though one recent complaint about transport service and inadequate directions to a tenant's moved vendor raises questions about on-site logistics and staff attentiveness.
Five-star reviewers consistently praise staff by name-Mia, Alexia, Mario, and Carlos-for responsive leasing, fast maintenance fixes, and genuine care. A three-year resident, however, reports five separate security breaches over time: unauthorized entry attempts, doors left unlocked after inspections, and a maintenance employee gaining access. Management has not resolved the pattern. The building itself earns applause for thoughtful layouts, natural light, parking availability, and maintained amenities. Lower floors face weekend street noise from Deep Ellum, and reviewers flag unauthorized vehicles in the garage and smoking in units as ongoing safety concerns. Staff professionalism appears strong, but security systems and building enforcement need attention.
