Recent tenants praise quick maintenance and the attentiveness of current management, particularly Milagros, who reviewers describe as kind and responsive to concerns. However, a pattern of roach complaints and persistent struggles reaching the office by phone create real friction for prospective residents seeking reliability.

The Palmer draws strong praise for its quieter boutique feel, attentive leasing staff including Brooke and Lilly, and pet-friendly grounds in Fort Worth's River District. However, one detailed account documents serious billing failures: unpaid deposits, erroneous rent charges sent to collections, and management's repeated failure to resolve the issue despite acknowledged errors and false claims of contact with debt collectors.
Leasing staff here earn consistent praise for going above and beyond: Noelle, Melissa, and Amber are named repeatedly for speed, transparency, and kindness. Maintenance responds fast, the lazy river and fitness center are crowd favorites, and units are clean and well-kept. The drawbacks are real: aggressive vehicle booting with $165 fees, breeding cockroach problems, unlocked pedestrian gates, and undeniable White Settlement road noise that walls don't muffle well. Long-term residents face frustration with accumulating issues. A three-year tenant cited four manager rotations, neglected hallway carpets, a filthy dog park, and stacking ancillary charges that dwarf advertised rent. The property markets itself as upscale but compounds affordability gains with fees and deferred maintenance in shared spaces.
Most tenants praise the modern, quiet feel and quick maintenance responses, with Carlos and Johnny singled out as genuinely helpful. But one-star reviews paint a different picture: slow repairs for water damage, noise from parties and drinking, roach infestations, and rigid pet policies that may violate fair housing. Expectations vary sharply depending on your floor and management interaction.
