Valenceo @ Midtown suffers from severe structural and management problems that reviewers report consistently across years. Water flooding entire units during rain, persistent mold, delayed repairs, and unresponsive office staff dominate complaints. A handful of tenants praise individual staff members like Sudhakar and Sandra, and some note low rent; the wider picture is one of neglect, with management reportedly retaliating against residents who report issues.

Ivy has earned strong marks for reactive maintenance speed and staff like Jose's professionalism, plus a welcoming community feel. However, persistent utility failures, sluggish management response, and complaints about unsanitary upkeep undercut the positives and leave the property below category average.
Georgia, a leasing office staffer, dominates recent praise for her patience, professionalism, and willingness to solve residents' problems quickly. Applicants and current residents alike credit her with making the rental process smooth and making the complex feel genuinely cared for. The property itself shows investment in cleanliness and upkeep, though the underlying 3.1 rating reflects a sharp divide between enthusiasts and detractors. The surge of recent five-star reviews highlights Georgia's personal impact, yet longer-term sentiment remains deeply mixed across the full review base.
Current residents report strict policies, unresponsive management, and unmet expectations around pet accommodations. Older reviews praised the location and staff kindness, but recent feedback suggests service quality has declined significantly over the past few years.
