However, the property faces persistent structural problems: unauthorized individuals have repeatedly entered the building and slept in common areas despite fob-secured claims; noise from adjacent bars and gym equipment carries directly into apartments nightly; the parking garage is undersized and poorly managed, leading to frequent vehicle damage; and residents report pest issues, humidity problems, and unresponsive communication when safety or maintenance concerns are raised. Location in the Bishop Arts District draws residents for walkability to restaurants and shops, but that same area contributes to nightlife noise lasting until 3–4 a.m. on weekends.
