What we found

Ramble & Rose draws people in with attentive leasing staff, particularly Brittany and Savannah, and genuinely nice units. The moment you sign the lease, however, the experience fractures. Maintenance takes months to respond, building areas smell of mildew and pet waste, elevators stay broken for weeks, and management has withheld security deposits illegally under the guise of wear and tear.

Newer management (ResProp, as of December) has tanked operations: utilities shut off with minimal notice, fire alarms test without warning, and hallways remain filthy. Long-term residents praise the layout and amenities, but most complaints center on governance failure, not the apartment itself. Thin walls mean you hear neighbors two floors up. Unless your sole priority is the unit's look, look elsewhere.

Watch-outs

Best for: people willing to look past management chaos for a visually appealing unit.
Think twice if: management responsiveness and building maintenance matter more than aesthetics; current operations are chaotic.

What residents say

Luxury High-Rise Apartments
Unit aesthetics and layout are genuinely high-end, but building operations have deteriorated sharply under new management; common area filth and maintenance delays undermine the luxury positioning.

Maintenance stands out as reliable, with repairs completed within 24 hours and technicians like Will and Bryan earning repeated praise. The property itself is visually attractive and sits in a walkable downtown area. However, resident experience fractures sharply after move-in. Management under Cameron is frequently described as dismissive, with tenants reporting ignored emails, unanswered calls, broken payment systems, and unresolved billing issues spanning months. Application processing is chaotic and understaffed. Security concerns include homeless activity in the surrounding area, broken garage doors left unfixed for weeks, and stolen packages. Several tenants mention being overcharged for renter's insurance repeatedly despite providing proof of coverage. The gap between the property's physical appeal and the management experience drives the divide. Some residents credit regional management (Anne White) with eventually resolving issues. Others left without resolution. A shift toward better office staffing is noted in recent reviews.

Residents consistently praise responsive maintenance and engaged staff, particularly naming Kim and Tony. The small, tech-forward Ori units suit solo dwellers near downtown breweries. Security deposit disputes and gate access failures create friction for some departing tenants.

Residents report straightforward leasing and a welcoming environment where staff handle move-ins smoothly. The property feels clean and well-kept, with a neighborhood safe enough for evening dog walks and commuting to nearby TCU. Staff members Ana and Michelle earn consistent praise for patience and area knowledge. A single review flags $1.3k-plus rents as steep given prior maintenance and fire issues, though this concern stands apart from the recent experience-focused majority.
