New management has turned things around here. Residents praise Stephanie and the maintenance team for responsiveness and the clean, well-kept grounds with standout amenities like the pool and walking trail to White Rock Lake. Some long-term concerns linger: a few residents report communication delays and trash overflow, but the overall trend points to steady improvement under current leadership.

Half the reviews praise Everwood as a safe, well-kept community with responsive management, particularly highlighting Blanca and Roberto's customer service. The other half describe serious infrastructure failures: raw sewage backups near stairs, drainage flooding, missed maintenance requests, and security concerns including car theft. Quality swings between genuinely positive resident experiences and serious property issues.
Residents repeatedly praise the leasing and maintenance teams by name, crediting Nicole, Jonathan, Eric, and Don with creating an unusually attentive living experience. Work orders close quickly; property upkeep is consistent; the office handles move-ins smoothly and remembers faces. Lake Highlands location near NorthPark and White Rock appeals to tenants who value the price-to-amenities ratio. Staff turnover happened before Jonathan Renteria arrived as property manager six months ago, but recent reviews signal stability and genuine care for both the community and its people.
Strong front-office and maintenance teams earn consistent praise for responsiveness and genuine support; residents report three-year tenure and comfort with management's approach to problem-solving. However, security gaps expose vehicles to repeated theft and break-ins, building cleanliness lapses undermine the experience, and hidden income qualification rules (3x monthly rent) catch applicants by surprise after paying non-refundable fees. Locked garage doors fail regularly, the app drops connectivity, and at least one resident faced unauthorized vehicle towing by a contracted company.
