Polk Villas is a sharp study in inconsistency. Older reviews praise staff warmth and quick repairs, but recent accounts describe a deteriorated property with hostile management, uncollected trash water, a non-functional security gate, and laundromats out of service for a year. Billing disputes and towing without clear notice compound tenant frustration. The 3.5 rating masks a deep split: 54% five-star vs. 32% one/two-star.
Based on limited recent reviews, so treat this as low-confidence.
Recent shift: Sentiment has declined noticeably since 5-6 years ago, when staff was consistently praised and cleanliness noted. Recent reviews (past year) emphasize management friction, infrastructure decay, safety concerns, and billing opacity. This shift suggests deterioration in both property upkeep and office operations.

Staff responsiveness stands out: recent managers Angel and Lisa answer calls promptly, fix things fast, and treat residents warmly. The catch is infrastructure trouble that older staff improvements haven't resolved. Multiple reviewers report rodents and broken AC; one reviewer called the property disgusting after a mouse infestation. Location in Oak Cliff appeals to those seeking a close-knit vibe, but pest and climate-control issues recur across years.
Roaches, bedbugs, and utility failures recur across years of reviews. Recent residents report safety concerns and management inaction on serious issues despite better experiences years ago.
