What counts as a luxury high-rise here
We're generally looking at buildings of six stories or more with concierge or on-site staff, secured entry, covered or garage parking, and amenity packages that go beyond a basic pool and fitness room: think rooftop lounges, dog runs, package rooms with cold storage, and unit finishes like quartz counters, stainless appliances, and hardwood or high-end vinyl plank flooring.
What to look for before you sign
Rent numbers rarely tell the whole story. Ask about parking costs (often a separate monthly fee), utility structures (some buildings bill back water and trash as a flat fee, others meter it), pet deposits and breed restrictions, and how noise carries between units and floors. Tour at different times of day if you can, and ask current residents about maintenance response times, since that's the detail glossy photos never show.
